Niniejsza rozprawa doktorska podejmuje tematykę przekształceń zespołów mieszkaniowych wzniesionych w technologii uprzemysłowionej. Celem naukowo-badawczym było usystematyzowanie wiedzy na temat współczesnych modernizacji zespołów mieszkaniowych wzniesionych w technologii uprzemysłowionej w drugiej połowie XX w. Celem aplikacyjnym było sformułowanie wniosków umożliwiających wspomaganie modernizacji zespołów mieszkaniowych wzniesionych w technologii uprzemysłowionej. Badania teoretyczne polegały na przeglądzie i analizie literatury, publikacji naukowych i popularnonaukowych, dokumentów prawnych oraz danych w formie drukowanej i internetowej, a także analizie dokumentacji projektowej zrealizowanych inwestycji. W zakresie badań empirycznych jako główną metodę̨ badawczą przyjęto studium przypadku pięciu zespołów mieszkaniowych zrealizowanych w miastach europejskich (w tym jednego w Polsce). Aneksem do niniejszej rozprawy był sondaż dotyczący pracy, nauki i wypoczynku w czasie kwarantanny społecznej. W pracy podjęto problematykę kształtowania i modernizacji architektury mieszkaniowej w epoce post-covid, dla której tłem były najnowsze publikacje naukowe i popularnonaukowe. Pomogły one stworzyć następujące kryteria oceny do analizy wybranych przykładów zespołów mieszkaniowych z wielkiej płyty: 1. Dostępność dla osób starszych i niepełnosprawnych, 2. Rozwiązania programowe i funkcjonalne, 3. Funkcjonalność mieszkań, 4. Elastyczność mieszkań, 5. Nasłonecznienie i widok, 6. Estetyka budynków, 7. Rozwiązania ekologiczne i ekonomiczne, 8. Rozwiązania konstrukcyjne, instalacyjne i wykończeniowe, 9. Ocena stopnia ingerencji w istniejącą strukturę. Powyższe kryteria pozwoliły ocenić potencjał analizowanych zespołów pod kątem dostosowania do współczesnych potrzeb mieszkańców, w tym funkcjonowania w świetle przemian związanych ze zmianą trybu życia spowodowanych również sytuacjami kryzysowymi, jak np. pandemia. Wyniki badań dostarczyły cennych wskazówek co do skutecznych kierunków przekształceń. Realizując cel aplikacyjny, sformułowano listę zaleceń, które mogą być realizowane przez spółdzielnie mieszkaniowe, wspólnoty czy prywatnych właścicieli budynków z wielkiej płyty. Opisane działania mogą prowadzić do poprawy jakości środowiska mieszkaniowego.
This doctoral dissertation addresses the topic of transformations of residential complexes built using industrial technology. The scientific and research goal was to systematize knowledge about contemporary modernizations of residential complexes constructed with industrial technology in the second half of the 20th century. The application goal was to formulate conclusions that would enable the support of modernization processes for residential complexes built using industrial technology. The theoretical research consisted of a review and analysis of literature, scientific and popular science publications, legal documents, and data in printed and online form, as well as an analysis of project documentation from completed investments. For the empirical research, the primary research method adopted was a case study of five residential complexes realized in European cities (including one in Poland). An annex to this dissertation included a survey regarding work, study, and leisure during social quarantine. The work addressed the issues of shaping and modernizing residential architecture in the post-covid era, against the backdrop of the latest scientific and popular science publications. These helped to create the following assessment criteria for analyzing selected examples of large-panel residential complexes: 1. Accessibility for the elderly and disabled, 2. Programmatic and functional solutions, 3. Functionality of apartments, 4. Flexibility of apartments, 5. Sunlight and view, 6. Aesthetics of buildings, 7. Ecological and economic solutions, 8. Structural, installation, and finishing solutions, 9. Assessment of the degree of interference with the existing structure. The above criteria allowed for the evaluation of the potential of the analyzed complexes in terms of adapting to the contemporary needs of residents, including functioning in light of changes associated with lifestyle transformations caused by crisis situations such as the pandemic. The research results provided valuable insights into effective transformation directions. In fulfilling the application goal, a list of recommendations was formulated that can be implemented by housing cooperatives, communities, or private owners of large-panel buildings. The described actions may lead to improvements in the quality of the residential environment.
