Artykuł przedstawia krytyczne studium rewaloryzacji zespołu kamienic przy ul. Ratuszowej 12 w Myśliborzu, rozumianego jako układ dwóch pierwotnie odrębnych budynków, wtórnie scalonych pod względem funkcjonalnym i kompozycyjnym. Celem opracowania jest ocena wpływu zakresu oraz momentu przeprowadzenia rozpoznania architektonicznego na decyzje konserwatorskie i projektowe. Na podstawie analizy źródeł, dokumentacji inwentaryzacyjnej, badań konserwatorskich oraz obserwacji z prac odsłonięciowych zrekonstruowano kolejne fazy przekształceń zespołu i dokonano wartościowania jego substancji zabytkowej. Pozytywnie należy ocenić przede wszystkim zachowanie korpusu frontowego w historycznej pierzei oraz wykorzystanie wyników badań stratygraficznych przy opracowaniu kolorystyki elewacji. Za błędne uznano natomiast decyzje podjęte bez pełnego, wcześniejszego rozpoznania architektonicznego i wartościowania obiektu, w szczególności rozbiórkę oficyn, ograniczone wyeksponowanie układu dwóch dawnych sieni, utrwalenie wtórnych otworów w północnej ścianie granicznej oraz zastosowanie w nich historyzującej stolarki. Analizowany przypadek pokazuje, że rewaloryzacja prowadzona bez pełnych badań architektonicznych może poprawiać stan techniczny i użytkowy obiektu, lecz jednocześnie prowadzić do osłabienia jego autentyzmu, czytelności historycznych nawarstwień oraz wartości urbanistycznej. Decyzje te wynikały przede wszystkim z przeprowadzenia pełniejszego rozpoznania architektonicznego dopiero po rozpoczęciu robót budowlanych, a pośrednio także z niewystarczającego powiązania procedur projektowych i administracyjnych z obowiązkiem wcześniejszego wartościowania substancji zabytkowej.
This article presents a critical study of the revitalization of the tenement-house complex at 12 Ratuszowa Street, understood as an arrangement of two originally separate buildings that were subsequently integrated functionally and compositionally. The aim of the study is to assess the impact of the scope and timing of the architectural investigation on conservation and design decisions. On the basis of source analysis, survey documentation, conservation investigations, and observations made during probing works, the successive phases of transformation of the complex were reconstructed and an assessment of its historic fabric was carried out. The preservation of the front block within the historic frontage and the use of stratigraphic investigation results in developing the color scheme of the façade should be rated most positively. By contrast, decisions made without prior comprehensive architectural investigation and heritage-value assessment of the building were regarded as flawed. These included, in particular, the demolition of the ancillary wings, the limited exposure of the layout of the two former entrance halls, the retention of secondary openings in the northern boundary wall, and the use of historicizing window framing within them. The analyzed case demonstrates that revitalization carried out without comprehensive architectural investigation may improve the technical condition and functional use of a building, while at the same time leading to a weakening of its authenticity, the legibility of its historic stratification, and its urban value. These decisions resulted primarily from the fact that a more complete architectural investigation was undertaken only after the commencement of construction works, and indirectly also from the insufficient integration of design and administrative procedures with the obligation of prior heritage-value assessment of the historic fabric.
