Abstract
Pandemia Covid-19 wpłynęła znacząco na wiele dziedzin życia. W kontekście architektury zapoczątkowała lub przyspieszyła liczne zmiany. Autorka w swojej rozprawie bada szczegółowo rynek biurowy. Już przed pandemią wiele raportów wskazywało na potrzebę przemian w zakresie pracy biurowej. Konieczność pracy zdalnej spowodowała, że w wielu przypadkach stała się ona stałym trendem. Badania dotyczące Krakowa wskazują, że podaż związana z powierzchnią biurową znacznie przewyższa popyt. Ponadto po pandemii wielu najemców budynków biurowych przeniosła swoją działalność do lokali biurowych miejskich. Oznacza to, że duża część przestrzeni w tych obiektach pozostaje pusta. Z kolei analiza rynku mieszkalnego wskazuje, że w mieście obecnie brakuje ok. 100 tys. mieszkań. W związku z tym autorka podejmuje próbę wskazania szans i możliwości na adaptację budynków biurowych na funkcję mieszkalną. Badane są relacje urbanistyczne oraz architektoniczne. Teza pracy zakłada, że istnieją budynki, w których przypadku konwersja na inną funkcję jest bardziej korzystna ze względów ekonomicznych, społecznych, czy związanych z nakładem pracy. Celem pracy jest wskazanie jakie budynki biurowe są bardziej podatne na przekształcenia. Badania doprowadzają do spostrzeżeń dotyczących zależności pomiędzy wybranymi kryteriami oceny, a datą powstawania budynków. Wynikiem analizy jest stwierdzenie, że zarówno w kontekście urbanistycznym, jak i architektonicznym to cechy charakterystyczne budynków powstałych w starszych latach zdecydowanie bardziej umożliwiają łatwe przystosowanie ich do nowej funkcji mieszkalnej.
The Covid-19 pandemic has had a considerable impact on a number of areas of life. In architecture, it initiated or accelerated a number of changes. In this dissertation the authoress examines the office market in detail. Even before the pandemic a great deal of reports indicated a growing need for a shift in the field of office work. The necessity of working remotely gave rise to this emerging, yet constant, trending factor in many cases. The research concerning Cracow shows that the auxiliary supply for office space is a lot higher than the demand for it. In addition, after the pandemic plenty of tenants of office buildings moved their businesses to city office premises. This means that a substantial part of the space in these properties remains unoccupied. On the other hand, the analysis of the housing market points that currently there is a shortage of at least 100,000 apartments in the city. Therefore, the writer attempts to list special opportunities to adapt office buildings for housing. Both urban and architectural relations are being examined. The thesis of the work assumes that there are institutions in which conversion to another type of housing is more beneficial due to economic and social aspects, let alone the ones associated with the workload. The aim of the paper is to indicate which office buildings are more receptive to transformation. The studies lead to several observations on correlation between selected evaluation criteria and the date of the buildings’ construction. The results of the analysis state that, in the urban and architectural context alike, the characteristics of the buildings erected in more recent years make them far more adaptable which would additionally contribute to their use for a new residential function.
